SUMMARY We are seeking an Appraiser Trainee. The person holding this position will be knowledgeable in the following areas:
Appraisal, analysis, and review of commercial real property across the nation including multifamily properties and healthcare facilities;
Value commercial class properties, using sales analyses, market trend studies, income and expense analyses and replacement cost services, e.g. Marshall & Swift;
Inspection of subject properties and their markets and using current technology to collect, enter, and process field data;
Strong proficiency in computer skills including MS Office applications (Excel, Word, Outlook) and internet/application software is required along with a willingness and ability to learn new programs;
Strong work ethic and desire to take their valuation career to the next level; and,
Possess the ability to work on multiple assignments, prioritize tasks, and manage rapidly changing assignments in a team environment.
DETAIL The appraiser trainee’s responsibilities include, but are not limited to, the following:
Data collection, market analysis, and valuation of new and existing commercial real property focused on multifamily properties and healthcare facilities;
Prepare written reports that estimate property values, outline methods by which the estimations were made, and meet USPAP requirements;
Travel throughout the continental U.S. to inspect subject properties and their surrounding markets;
Photograph interiors and exteriors of properties to assist in estimating property value, substantiate findings, and complete appraisal reports;
Interview persons familiar with a property’s immediate surroundings, e.g. public officials, developers, lenders, owners, and realtors, to obtain relevant data and information;
Possess knowledge and experience with CoStar and other websites to obtain market data for comparative analysis of rents, expenses, occupancy, capitalization rates, financial data, etc. Process relevant data on comparable transaction properties to aid in the estimation of appraised values; and,
Must complete all required continuing education and training to maintain licensure.
EDUCATION / EXPERIENCE A four-year BA/BS degree is required. Some commercial appraisal experience is preferred. A state-registered trainee license with a strong background in math, business, computer science, or economics required. A proficiency in the use and operation of PCs, databases, word processing, and spreadsheets is required. Knowledge and use of statistical software like ESRI, CoStar, American Fact Finder, and BLS is an additional benefit. This position requires the ability to work both independently and as a team and possess good problem-solving skills. Excellence in oral and written communication is a must.
