The purpose of the position is to prepare information for arbitrations, settlement conferences, mediation, and court trials of residential, commercial, and personal properties. Will thoroughly, accurately, and timely perform work assignments and gather and utilize available data and approved methodologies to arrive at market values and values prescribed by Texas Property Tax Code 41.43 and 42.26. Work is periodically reviewed for accuracy, completeness, and adherence to established standards and policies. May work as a member of a team of appraisers in an assigned area or as an individual.
DUTIES/RESPONSIBILITIES:
Prepare information for arbitrations, settlement conferences, mediation and court trials utilizing cost, income, and sales comparison approaches for the subject property.
Calculate and prepare analysis for uniform and equal value.
Gather market data to prepare market, cost, and income analyses to write market reports.
Prepare uniform and equal analysis.
Prepare appraisal reports.
Participate in arbitrations.
Participate in negotiations and mediation.
Participate in depositions and court trials.
Prepare offers and recommend litigation settlements for the Appraisal District.
Exercise broad discretion over litigated property values.
Working knowledge of USPAP
Conduct all public contacts in a friendly, courteous, consistent, and professional manner.
Performs other duties as assigned.
Must have an MAI designation with a minimum of 2 – 4 years appraisal/valuation experience, preferably with commercial property. Experience in writing appraisal reports is desirable. Experience in related area preferred. Must possess and maintain a valid Texas driver’s license with proof of liability insurance with limits not less than those mandated by state law. Must pass pre-employment screening.
